Hotel Commission (OTA) Fee Calculator

Online Travel Agency (OTA) commissions are fees charged by platforms like Booking.com, Expedia, Agoda, Hotels.com, and Airbnb for each booking they generate for your property. The commission is a percentage of the total booking value (nightly rate × number of nights), paid by the property owner to the OTA. Commission rates vary significantly by platform, property type, location, and negotiation power - ranging from just 3% for Airbnb's host-only model to 30% for Expedia premium placement programs. Thishotel commission OTA fee calculator helps you compare net revenue across platforms so you can make informed distribution decisions. All calculations run locally in your browser with no data transmitted to any server.

1. Enter your nightly rate and booking volume: Start by entering your standard nightly rate and the number of booked nights you want to evaluate. The calculator uses these inputs to compute gross booking revenue, commission amounts, and net revenue for each platform. Adjust these values to model different scenarios - peak season rates, off-peak promotions, or group booking discounts.
2. Select commission estimate: Choose between Low (minimum rate), Typical, or High (maximum rate) for commission estimates. Each OTA has a published commission range - your actual rate depends on negotiation, property type, location, and booking volume. The calculator uses the midpoint for Typical, and the minimum or maximum for the other options.
3. Compare and optimize: Review the ranked results table showing commission rate, gross revenue, commission amount, net revenue, and revenue per night for each platform. The rate adjustment table shows exactly what nightly rate you need to charge on each OTA to net the same as your direct booking rate. Use this data to set OTA rates strategically and optimize your channel mix.

• Commission Range Variability: OTA commission rates are not fixed. They vary based on property type (hotels typically pay less than vacation rentals), location (competitive markets may have lower rates), room count (larger properties negotiate better rates), booking volume (high-volume partners get discounts), and loyalty program participation (may increase effective commission by 5-10%). Booking.com's 15-20% range is tighter than Expedia's 15-30% because Booking.com uses a more standardized fee structure.
• Hidden Costs Beyond Commission: The headline commission rate is not the only cost. Hotels.com's loyalty program (free night after 10 bookings) is funded by a 10% reduction in property revenue. Expedia's loyalty program (Expedia Rewards) adds ~3%. Airbnb charges guests a service fee (typically 14%) that may reduce booking demand. Agoda's cashback promotions can effectively add 2-5% to your commission. The calculator includes these factors in the expanded detail view.
• Direct Booking Economics: While direct bookings have zero OTA commission, they come with their own costs: website hosting ($30-200/mo), booking engine software ($50-300/mo), payment processing fees (2.5-3.5%), and marketing spend to drive traffic (SEO, Google Ads, social media). The true cost of a direct booking varies but is typically 5-10% of revenue - still less than most OTA commissions. The calculator shows the net revenue comparison assuming direct booking has 0% commission to give you a clean baseline.
• Rate Parity & Markup Strategy: Most OTAs include rate parity clauses requiring you to offer the same or better rates on their platform as on your direct channel. However, you can set higher rates on OTAs and offer added value on direct bookings (free breakfast, late checkout, room upgrades) to stay compliant while incentivizing direct reservations. The rate adjustment table in this calculator shows the exact markup needed on each OTA to net the same revenue as your direct rate.

To maximize net revenue using this hotel commission OTA fee calculator, start by knowing your actual commission rates - check your OTA contracts for the exact percentage you're paying, as it may differ from the standard range. Use the rate adjustment table to set OTA rates that preserve your margins: if your direct rate is $200/night, set your Booking.com rate at $244/night (at 18% commission) to net the same. Focus your marketing on driving direct bookings - even spending 10% of revenue on marketing to generate a direct booking is cheaper than paying 15-20% OTA commission. Negotiate your OTA rates annually as your booking volume grows. High-volume properties ($500K+/year through a single OTA) can typically negotiate 2-5% off the standard commission rate. Monitor RevPAR (Revenue Per Available Room) across channels rather than just commission rates - a lower-commission OTA that delivers fewer bookings may be less valuable than a higher-commission OTA with strong demand. Consider channel manager software ($50-200/mo) to sync rates and availability across all platforms automatically, reducing the risk of overbookings and rate parity violations.
